QUEENSTOWN
DEMOLITION
Ryal Bush Transport successfully tendered the Lakeview Demolition project and commenced works onsite on 13 July 2020, the project team demobilised on 13 October 2021 following the completion of a successful project.
The scope of work consisted of demolition of;
68 individual cabins, varying construction.
six motel blocks ranging from approximately 20m to 40m in length. Concrete construction.
Eight Facilities / ablution blocks and sheds. Varying construction.
A Managers residence. Timber construction.
Any other building or structure found within the site area.
From the initial tender process Ryal bush committed to delivering a project that diverted as much waste from landfill as possible, this included providing an alternative to the original request for tender by putting forward a proposal to remove buildings as whole units therefore continuing their useful life on another site. At every opportunity Ryal Bush endeavored to minimise waste in a practical way to ensure targets were not only met but exceeded.
Original self-set targets by Ryal Bush at Tender were;
Total waste created: 6468.45 Tonne. Total Diverted: 5889.39 Tonne. Diversion Rate: 91 %
With the age of buildings being consistent with products containing asbestos there was a considerable amount of additional asbestos discovered once onsite. Asbestos waste cannot be reused in any form and was removed by WorkSafe license holder Southern Insulation. Examples of asbestos discoveries range from within ceiling cavities, malthoid products, retaining walls, concrete boxing and various other locations. A total of 64.56 Tonne of asbestos products were removed from buildings and disposed of at a registered landfill. During the demolition process a substantial amount of soil was discovered to have asbestos contamination. The client engaged PDP to undertake oversite of the removal of this material. During the project contaminated soil was removed over a course of 12 months with a total of 12,669.8 Tonne removed from the site. This significant volume of material was directly related to historic activities on the site. The project team undertook all removal at the direction of the client’s onsite representative.
In all demolitions, Ryal Bush encourage donations of items that can be reused by community organisation, local groups and individuals where practical. The state of the buildings that were not reloacted posed some issues in this regard however there were multiple items that were donated. These items included plants, pavers, heat-pumps, bathroom fittings, timber corrugated iron, doors and windows.
